Complex With 289 Apartments Set to Replace Planned for Boca Raton Hotel, Office Building

A seven-story building that will contain 289 apartments is planned to be constructed in the northern portion of the city in lieu of a hotel and office complex that received approval in 2019.

The apartment complex was unanimously advanced by the city’s planning board last week, with plans calling for it to be located at 850 and 900 NW Broken Sound Parkway, off Congress Avenue. The 11 acre property had been planned for several office buildings across three phases of construction, plus a 124-room hotel and a detached parking deck, however the property owner has now elected to expand residential use at the site given market demand.

The property is the latest site to receive recommendation for residential development as a Commercial-Industrial Multifamily Development, or CIMD, a mechanism to convert parcels approved for commercial uses to residential uses as the demand for office space wanes against increasing demand for dwelling units. The proposed development at Broken Sound will consist of a 289-unit multi-family residential building, including 29 affordable housing units and an additional 15 workforce housing units, plus a parking structure and related site improvements.

The Broken Sound property borders light manufacturing to the north, additional multifamily units to the west, a sports and athletic complex to the east and office space to the south. The apartment building will stand 74-feet tall over seven stories, with a density of 25 units per acre. The building will include 169 one bedroom units, 106 two bedroom units and 14 three bedroom units. The developer is also planning an approximately 2,200 square foot area to be used for a fitness use that will be open to members of the public within the ground floor of the new residential building.

The complex will include 601 parking spaces, plus 47 bicycle parking stalls. Vehicular access will be provided via two existing full-access driveways on NW Broken Sound Parkway. The proposed pedestrian circulation and access plan includes an internal walkway system that connects to the shared-use path network along Broken Sound Parkway. The developer plans to extend the existing six-foot-wide sidewalk to create a new eight-foot-wide shared-use path, plus four pedestrian cross-access points on the property. The complex also features a paved pathway surrounding an existing lake and seating areas. Pedestrian lighting is planned, including bollard lights placed alongside the walkways.

Residential amenities will be offered on the ground floor, including a lobby, clubhouse, fitness center, co-working space, and pet spa. There is also a swimming pool and deck area within the center of the building, including a pavilion, cabanas, daybeds, and lounge seating. The building also contains a dog park and barbecue area on the northeast corner.

The project is subject to final approval by the city council.
